Applied research 08 · Construction & infrastructure

Make the project tell the same truth everywhere.

The model, programme, cost report, site photograph, inspection, instruction, and payment application often describe different versions of the same project. AI should reconcile them early enough to protect safety, sequence, quality, and commercial position.

Decision domainProject controls, site delivery, HSE, quality, commercial, and handover
Evidence surfaceBIM, schedule, cost, contract, drawings, field capture, inspections, supply chain
Control boundaryDetect and prepare; appointed project authorities instruct and certify

Our point of view

The project controls system should observe the project.

Progress is not the activity percentage someone entered. It is physical work in the correct location, to the correct revision, inspected at the required point, with predecessor, material, access, and quality state understood. We connect those facts before forecasting.

Computer vision and field capture observe; BIM and a project graph provide spatial and scope identity; planning and contract rules test state; agents assemble exceptions and coordinate the named owner.

Design principleNever let a generated progress story outrun the physical, quality, and contractual evidence that makes it true.

These are applied research patterns, not descriptions of completed customer engagements. Public contractor reports below establish regional operating context; their outcomes are not Zustis results.

Applied research outputs

Three versions of project truth to reconcile.

The system links spatial, temporal, technical, commercial, and safety evidence while keeping formal authority explicit.

01

Verified progress & look-ahead

Connect what is built to what can happen next.

This research pattern aligns 4D/BIM scope, programme, field imagery, quantities, inspections, materials, RFIs, and constraints to create an evidence-backed progress and readiness view.

The decision

What is truly complete, what will block the next three to six weeks, and which recovery is feasible?

The evidence

BIM and location breakdown, baseline/update, quantities, 360/drone capture, daily reports, inspections, material status, labor/equipment, RFI/submittal, and access.

System behavior

Maps physical evidence to scope, checks completion rules, finds constraint conflicts, forecasts slippage, and simulates sequence/resource alternatives.

Human boundary

Planning, engineering, site, consultant, and client roles validate progress, approve baseline/change, and certify payment.

02

Site safety & quality assurance

Turn repeated observations into prevention before the next shift.

The reference design joins permits, method statements, risk assessments, inspections, observations, workforce competency, equipment, weather, and multilingual learning in one leading-risk picture.

The decision

Which work front needs correction, pause, added control, targeted briefing, inspection, or escalation?

The evidence

RAMS/JSA, PTW, toolbox talks, inductions, competency, observations, incidents, photos/video, equipment inspection, temporary works, ITP/NCR, weather, and audit.

System behavior

Classifies hazards/defects, resolves location and activity, checks mandatory controls, identifies repeated precursors, and drafts a source-linked intervention.

Human boundary

HSE, quality, engineering, supervision, and permit roles stop/release work, accept inspection, and close nonconformance.

03

Commercial change intelligence

See the time and cost consequence while the record is still fresh.

This research pattern links contract obligations, instructions, drawing revisions, RFIs, correspondence, progress, procurement, resources, delay events, notices, and cost evidence in a live change record.

The decision

Notify, instruct, price, mitigate, reserve, negotiate, or reject—and what contemporaneous evidence supports the position?

The evidence

Contract/BOQ, programme, instruction, drawing revision, RFI/submittal, correspondence, daily records, resource and procurement logs, cost, notice, and approval.

System behavior

Detects possible change, retrieves relevant clauses, builds cause–effect chronology, maps affected scope and activities, and prepares a cited review pack.

Human boundary

Commercial, legal, project, consultant, and client authorities interpret entitlement, issue notice/instruction, agree valuation, and settle claims.

Reference architecture

A living project knowledge model.

Every piece of evidence resolves to location, scope, revision, time, responsible party, and acceptance state.

01 · Capture

Site evidence layer

360 imagery, drone, mobile forms, IoT, documents, schedule, cost, and BIM retain source, timestamp, and revision.

02 · Align

Project knowledge graph

Asset, space, WBS, activity, quantity, drawing, material, inspection, risk, obligation, party, and change connect.

03 · Test

Spatial + schedule reasoning

Vision and forecast models combine with sequence, quality, HSE, specification, contract, and approval rules.

04 · Coordinate

Project-control agents

Agents prepare look-ahead, inspection, issue, change, and handover workflows for named owners and approval lanes.

The line we do not cross.

  • No inferred certificationImage or model evidence cannot certify concealed work, an ITP hold point, structural adequacy, completion, or payment.
  • Revision authorityOnly controlled, applicable information guides work; conflicts route to document control and engineering.
  • Worker dignityVision and workforce data are purpose-limited for safety/operations, with privacy, notice, access, and no covert productivity scoring.
  • Contractual authorityAgents cannot issue instruction, accept liability, waive rights, determine entitlement, or agree valuation.

Validation before scale

Back-test on the difficult months.

Use periods with rework, late design, constrained access, subcontractor interfaces, safety observations, and commercial change—not curated imagery.

  1. 01

    Reconstruct

Align historical model, schedule, field, inspection, instruction, cost, and correspondence at their original revision dates.

  2. 02

    Challenge

Test occlusion, night/dust, visually similar elements, changed design, incomplete records, multilingual notes, and conflicting status.

  3. 03

    Shadow

Run on one zone or package and compare progress, constraint, safety, quality, and change calls with accountable teams.

  4. 04

    Release by proof

Automate preparation and routing only where the evidence requirement, owner, expiry, and rollback are explicit.

What earns the right to scale.

Evidence alignment
Observed work resolves to the correct location, scope item, activity, quantity, revision, and inspection state.
Early warning
Constraints and changes surface with enough lead time for a feasible, authorized response.
Safety quality
Consequence-weighted misses, false alarms, recurrence, close-out integrity, and control effectiveness meet HSE/QA gates.
Commercial fidelity
Chronology and clause retrieval are complete, current, neutral, and traceable to contemporaneous records.
